Fences

Fencing Specifications:

  1. Fencing shall be solid-wall PVC, constructed from high-quality materials, stabilizers and modifiers throughout the entire extruded profile. PVC co-extrusions and vinyl-clad wood products are not permitted; 
  2. All fencing shall be Almond/Tan in color, unless otherwise approved by the ARB;  
  3. Privacy fencing shall be the traditional style, embossed or regular, and must be six (6) feet in height except as noted in Section 5.17.2(a)(iii) below. All post caps are to be traditional style caps;
  4. Four (4) foot "containment" fencing shall be straight picket design with three (3) inch wide pickets and two (2) to three (3) inch spacing between pickets. Traditional-style post caps are required. 


Location of Fencing:

Privacy fencing may be permitted as side and rear yard fencing;   

  1. Rear yard privacy fences are permitted primarily where a Lot adjoins another Lot back-to-back or a Lot is located along the outer perimeter of the community. Rear yard privacy fences are specifically prohibited on Lots where the rear yard abuts any form of open space, including, but not limited to, ponds, parks, buffers, trails, wetlands and conservation areas.  
  2. All Lots may have privacy fences as side yard fencing.  
  3. All side yard fences shall start fifteen (15) feet behind the front plane of the Dwelling. If the Lot is not eligible for rear yard privacy fencing, the side yard fence may only be four (4) feet in height for the first six (6) feet, measured from the rear property line. The transition from four (4) foot-high to six (6) foot-high privacy fence shall occur over the next six (6) foot section.  
  4. Fence locations on corner Lots may be further restricted due to side yard visibility constraints, side yard setback restrictions, and/or the location of Dwellings on adjoining property. Corner Lots will be handled on a case-by-case basis. Owners may request specific information on corner Lot setbacks prior to submittal of a plan;  

  5. If the fence is visible to other Dwellings, Lots, roadways, or Common Property, landscape buffering will be required per ARB guidelines.
